The remainder, consisting of approximately 10 acres and being the land in issue, is vacant land which now has the appearance of a woodlot. The site is bounded on the north and south by rear yards associated with approximately 20 detached homes and on the west and east by arterial roads. The city"s comprehensive zoning by-law since 1963 has permitted educational facilities on the property.
