The landlord and tenant board- provides information on the rta, resolves disputes between landlords and tenants. If one tenant has a dispute with another tenant, rta does not deal with it. Rta was enacted in 2006, governs the relationship between landlords and tenants, sets out rights and responsibilities of each, applies to residential units only. The exception where the tenant shares a bathroom or kitchen facility with the owner"s spouse child or parent (common exceptions in rta), act does not apply. Most tenancies are made by signing a lease, if anything in the lease conflicts with the act, the act takes precedent. Tenancy doesn"t begin when you move in, begins when you are entitled to occupy the unit. No pet provisions are made by the act, not enforceable. A tenancy can be terminated only in accordance with the rta. Roommate agreements- tenants are jointly and severally liable to one another, all the tenants are at risk to take the loss.
