Most creative stage of the development process. Developers may see the land and develop the idea or vise versa. Land must be suitable for the property type and target occupants. Coverage = building size/site size (as a %) Strategic planning - process of formulating goals and the course of action necessary to achieve them. Brainstorming - a group or individual conduct exercises to generate ideas. Nominal group process - a group ranks and votes on ideas. Delphi method - ask experts for inputs. Focus groups - ask a set of end-users to assemble and ask them prepared questions. Conduct market research - external check against the ideas generated by the firm. Say no the projects that are not feasible/initial analysis is not supportive. Cash flow for the development process: small cash flows during the inception of the projects and preliminary work. Usually funded by developer: large cash flow at purchase of land.
