Fee simple is the highest from of ownership of land: restrictions, zoning, environmental regulations, government expropriates land if required for overwhelming public use, family law claims on property, tort of nuisance. Registered on the land title: easement has a public right, this flows with the title of land not with the individual who owns the property, restrictive covenant, enforceable written on title document, talks about land use.
