The most common form of land use regulation in the united states is zoning. People tend to have concerns over smell and noises, these are the primitive concerns and reasons behind having specific zoning regulations. First zoning practice occurred in new york city. A comprehensive plan wants to separate different functions and uses. Comprehensive: cover all major issues in a city. The housing act of 1954 required comprehensive plans to get certain grants. Lack of flexibility in zoning and can result in racial segregation and low-density development. Setback on the ground is for a sidewalk, on the building the setback involves the concerns of lack of sunlight. In order to allow for sunlight in lower buildings, a wedding cake shape is constructed. Floor area ratio (far): the ratio of a buildings total floor area.
