Regulates: use of land, size, placement, density, parking requirements, signage, accessory buildings, loading docks, road widths, appearance. Number of land uses or users per specified amount of ground space. Contains a numerator (# of units/people/etc) and a denominator (area of land, often in hectares) Number of units, persons, households, per unit of land, including any lands not used for these purposes (i. e. streets, parks, public spaces, industry) Number of units, persons, households, per unit of land, excluding (net of) any lands not used for these purposes. Also referred to as parcel density, or net site density. Fischel (1999) densities in the suburbs are lower than would be provided by the market. Zoning is the cause of lower densities.
