METHODS/TYPES OF RULES AND REGULATIONS IN ZONING STRUCTURE: government entity passes  ordinances for districts. All districts have same procedural rules and regulations.  USE RESTRICTIONS: residential, commercial or business, industrial, agricultural. Subcategories. Zoning classifications: cumulative (lesser restricted areas allow all of the activities permitted in more  restrictive areas), non cumulative (only the activities specified by the applicable zone are permitted).  Limitations to Use Restrictions: local governments are constrained by constitutional protections.  Changes in Use Restrictions: reclassifications are permitted if the governing body is able to show that the  zoning restrictions were either a mistake of that there is public need that has resulted from a change in the  character of the area.  Intensity zoning▯regulates location and size of structures on land: height limitations, setbacks for build
