Single use development: land uses functionally segregated. Cheaper lands the farther you go away from urbanization. Financing requirements (developers get money from banks- banks can enforce conformity) Sprawl is not just growth, but is a specific, and dysfunctional, style of growth pg 2. Community, environment, loss of farmland, and cars, pollution. Mix factor: more mix = less sprawl. Centers factor: more centered = less sprawl if endless.
