Sets out rules for land use planning in ontario: describes how land uses may be controlled, and who can control them. Establishes planning boards: provincial interests, prepares official plans, regulates and controls zoning by-laws and minor variance, plans subdivisions. Can appeal to the ontario municipal board. Official plan sets out goals and policies for future land use. Zoning by-laws rules and regulations that control developments. All decisions must conform with the provincial plan. Includes the regional plan (broad structure, residential areas, roads) The council may consult with agencies, boards, authorities or commissions before making a decision. Site plan: more specific than the official plan, uses that are nor permitted, includes setbacks and density. If you want to amend zoning by laws (that goes under review by the municipality), within 3 years the planning act amends the zoning by laws from the official plan.
