Lessor/landlord: the owner of a freehold estate who allows another person to temporarily to live on his property. Lessee/tenant: do not have the right to own, only occupy. Lease - has to be in writing because it is real estate. Possession - tenant has possession but not exclusive possession. Covenant of quiet employment - landlord must let you quietly enjoy your property. Must give 24 hours of notice before entering the property unless it is an emergency. Lawful eviction - anything you do wrong, landlord can evict you. Constructive eviction - tenant was evicted by landlord"s action or not action. Landlord did not let you enjoy the property. Retaliatory eviction - put in landlord"s and gets in trouble because of you than landlord kicks tenant out. Tenant may make any reasonable use or premises.
