Responsible for transforming the owner"s objectives encompassed in the contract documents into tangible structure and ensures that the project is built in accordance with the project"s plans and specifications (generally not responsible for the adequacy of the design) Take the plans and specifications and tell the owner what they think it will cost them to build the project. Control over construction means, methods, techniques, sequences, and procedures for coordinating the work under the prime contract. Time/cost estimate based upon owner"s plans & specs. Gc makes sure everyone gets paid to avoid liens. Provide owner with various equipment warranties & certificates from applicable building department regarding code compliance of work & completion of project systems & components, operating manuals, and a set of as built drawings . Actually perform labor and/or provide services that a prime contractor is obligated to perform. Tend to be smaller and under-capitalized entities (most bankruptcies) Dependant upon contractors for payment/upon suppliers for materials.
