It is a free-hold estate (indeterminate of time) that may be held by a person other than the owner of the fee simple for a particular life time usually of the tenant themselves. If one does the transfer of the fee simple in this manor they are able to live and use the land as they please for their entire lifetime but the ownership is given to another.
